Leland House Residents to Receive More Than $500,000

Former residents of Detroit’s Leland House are set to receive more than $500,000 under a settlement approved by a bankruptcy judge. The agreement was finalized on November 5 by the city, Leland House Limited Partnership and residents, following months of negotiations involving tenant groups and their representatives.

The downtown building, at 400 Bagley St., lost electricity on December 10, 2025. After power failed, authorities required residents to vacate, deeming the property hazardous. Residents were unable to return, and many were separated from their belongings and unsure what lay ahead.

Representatives from the Detroit Tenants Union and Leland House Tenants Union negotiated on residents’ behalf. The Detroit Tenants Union said the settlement provides a financial outcome but cannot reverse the loss of residents’ homes or the disruption to their communities. It also described the agreement as a result of residents organizing and acting collectively.

The union left the compensation figure unspecified in its announcement. The settlement is intended to help residents recover from the displacement.
